<br />Page 7 <br />3. LIBRARY CONTENTS AND EQUIPMENT. City shall provide all necessary library equipment and <br />furnishings not shown on the construction documents, including, but not limited to, tables, desks, <br />chairs, vertical file stacks and counters, and shall maintain the same in good condition during the <br />term of this Agreement. All Ubrary equipment and furnishings not shown on the construction plans <br />shall be considered to be City's personal property. <br /> <br />4. UTILlTlES. County shall install a separate electric meter and a separate gas meter to serve the <br />Ubrary. County shall provide all other utilities to the Ubrary, including, without limitation, water, <br />sewer, and trash collection. City shall provide for its own telephone services to the Ubrary. <br /> <br />5. JANITORIAL SERVICES. County shall provide all janitorial services required to maintain the <br />Ubrary and public common areas in a clean, orderly condition at all times during the term of this <br />Agreement. <br /> <br />6. MAINTENANCE AND REPAIRS. During the term of this Agreement, County shalL perform or <br />contract for all maintenance and keep in good order, condition and repair the interior and exterior <br />of the HSA/Ubrary Building, including, but not limited to, (1) structural parts, (2) exterior foundations, <br />(3) exterior walls, (4) interior walls and carpet in public common areas, (5) down spouts and gutters, <br />(6) roof, (7) exterior staiMays, (8) heating, air conditioning, and ventilating units and any other major <br />component of building equipment, and utility system which becomes inoperative. Major parts ot <br />utility systems include the main sewer line to its connection with the building and electrical service <br />to the building to include main panel. County shall not be responsible for any repairs, maintenance <br />or component replacement made necessary by reason of any negligent act or omission of City, its <br />employees, agents, patrons, invitees, licensees or contractors, nor made necessary by any <br />alterations, additions or improvements made under City's supervision. <br />City shall perform or contract for all maintenance and keep in good order, condition and repair <br />the interior of the Ubrary including, but not limited to, interior improvements, utilities servicing the <br />Ubrary solely, interior walls and carpeting. If City is unable to perform certain maintenance or repair <br />items, City may, at its option and upon 60 days' written notice, elect to have County perform City's <br />maintenance or repair responsibility or responsibilities set forth in this paragraph.
