The tower is focated on a parcel owned by the City <br /> which is subject tn an easement in favoc of PG&E. <br /> Cn July 24, 2Ca0, the City granteci � revocable encroachment permit to Pacific Bel1 <br /> Wireless. T-Mobile became the successor entity to that permit when it acquired Pacific <br /> Be!! Wireless on January 5, 2005. In additior� to this equipment on the tower, T-Mobile <br /> houses an equipment cabinet within an exis#ing fenced enciosure ai the base af the <br /> tower. Though the operators of the facifity were issued encroachment and architectural <br /> permits by the City's Community Development Services (CDS} departmen# they did not <br /> obtain all other necessary entitlements from the City. <br /> T-Mobi[e has apptied far and been granted a use permit from the City's zoning <br /> administrator for the equipment that they already have installed under the <br /> encroachment and architectura! permits. Should another party submit a bid that affers <br /> superior financial terms to tF�e City, they would also be required ta obtain a use permit <br /> and architectural perm'st. <br /> The lease bid documents require a minimum b+d af$12,0a0 per year for the first five (5) <br /> years and the sixth year sha11 increase by 4°/a to $12,480. Rents wif( then ir�crease 4°!0 <br /> annualty thereafter. The successful bidde� wi(I be obligated to execute a lease <br /> agreement with the City of Redwood City. The tarm of the lease wil! be five (5) years <br /> with an option to renew two (2j consecutive five (5)year lease terms. After the initial five <br /> years, rent wilt increase 4% on each anniversary date over the rent set during the <br /> immediateiy preceding lease year. <br /> Section 3.� af the City Charter requires that every lease of city property be made oniy to <br /> the highest responsible bidder at a public auction or upon receipt of sealed bids. All <br /> bids sha�l be governed by the pravisions of the Notice to B9ddess, lnstruction ta Bidders, <br /> and the provisions of the Lease Agreement. Bids ��vill be opened publicly in the office of <br /> the City Cierk at 3:00 p.m. on Navember 5, 2008 and the bid wilt be awarded by the Cify <br /> Counci! far and on behalf of City of Redwood City within thirty (30) ca(endar days from <br /> November 5, 2�08. <br /> ALTERNATIVES <br />
