<br />1. Improvements. Owner shall, at its own cost and expense, construct all of <br /> <br />the improvements ("Improvements"), furnish all the materials, and do all the work <br /> <br />hereinafter described in accordance with, and as provided for in, the plans prepared for <br /> <br />Owner by Bohley Consulting Civil Engineers, entitled, "Construction Drawings for <br /> <br />Pacific Shores Center Lot 9," as well as City's revised specifications entitled, <br /> <br />"Engineering Standards of the City of Redwood City", adopted January 5, 1998 which <br /> <br />plans and specifications are on file in the office of the City Engineer, Engineering and <br /> <br />Construction. Said Improvements shall also be constructed in strict compliance with the <br /> <br />provisions of Article VII, Chapter 29 of the Code of the City of Redwood City. If a <br /> <br />conflict exists between the plans and specifications and said Chapter 29 in regard to <br /> <br />the standard for a particular improvement, the stricter standard shall govern to the <br /> <br />extent of such conflict. Owner shall complete all of the Improvements, subject to such <br /> <br />exceptions and time extensions allowable under paragraph 10, on or before October <br /> <br />16, 2002. The Improvements shall include, but are not necessarily limited to, all of the <br /> <br />following: <br /> <br />(a) grading, paving <br /> <br />(b) curbs, gutters, sidewalks <br /> <br />(c) water system, complete <br /> <br />(d) sewer system, complete <br /> <br />(e) storm drainage system, complete <br /> <br />(f) landscaping and irrigation system, complete <br /> <br />(g) signing, striping, markings, complete <br /> <br />Agmt-406 <br />F:\sh\sh\Redwood\Council <br />FXS:rg <br />10/03/00 <br /> <br />2 <br />
