<br />EXHIBIT "A" <br />SCOPE OF SERVICES <br />Consultant will provide due diligence coordination and research for potential purchase of properties at <br />601 Brewster Avenue in Redwood City, CA, APN Numbers 052-334-130 ("the Property"). <br /> <br />List of performed services by Consultant, or others at direction of Consultant <br />Phase 1 Reauired Due Diliaence Materials <br />- Cash flow analysis with market comps and trends (SR) <br />- Potential site use analysis and market value under varying scenarios (SR) <br />- Existing Lease Information (SR) <br />- Zoning Analysis (SR and Legal) <br />- Appraisal - Estimate of Value (Appraiser) <br />- Title Report and Underlying Documents <br />_ Act as clearing house for information, provide interpretation and recommendations and present all <br />findings in a mutually agreeable format. <br />_ If requested by City, make presentations to City staff and/or City Council members of Consultant's <br />findings. <br />Phase 1 Reauired Consultants <br />- Appraiser (Enright, Hulberg) <br />- Title Company (First American Title) <br />Phase 1 Other. To Be Determined if Necessary <br />- Brokerage Services <br />This scope of services will be rendered from December 9, 2008 through December 30, 2008. <br /> <br />The budget below is conceptual. The exact dollar values of anyone line item may change, but the overall <br />cost is not to exceed $41,700. All line items in the "Third Party Consultants" portion of the budget will be <br />presented to the City as separate contracts for execution.
