<br />applicable to the Lessee and at a monthly rental obligation of one hundred fifty percent <br /> <br />(150%) of the per month rental in effect at the time of expiration. <br /> <br />16. QUIET POSSESSION. Upon Lessee paying the rent for the Leased <br /> <br />Premises and observing and performing all of the covenants, conditions and provisions <br /> <br />on Lessee's part to be observed and performed hereunder, Lessee shall enjoy quiet use <br /> <br />and possession of the Leased Premises from Le~sor for the entire term of this Lease <br /> <br />including any Renewal Tennsor extensions thereof. <br /> <br />17. EASEMENTS. Lessor reserves to itself the right, from time to time, to <br /> <br />grant such easements, rights and dedications that Lessor deems necessary or desirable, <br /> <br />and to cause the recordation of Parcel Maps and restrictions, so long as such easements, <br /> <br />rights, dedications, Maps and rest.rictions do not interfere with the use of the Leased <br /> <br />Premises by Lessee. Lessee shall sign any of the aforementioned documents upon <br /> <br />request of Lessor, and failure to do so shall constitute a material breach of this Lease. <br /> <br />18. HAZARDOUS MATERIALS. <br /> <br />(a) The California Health and Safety Code requires businesses to <br /> <br />provide warnings prior to exposing individuals to materials listed by the Governor or <br /> <br />California as chemicals "known to the State of California to cause cancer, birth defects <br /> <br />or reproductive harm. II In exercising its rights under the Lease and performing work or <br /> <br />services contemplated under this agreement, Lessee and its contractors and <br /> <br />subcontractors and their respective employees and agents may be exposed to chemicals <br /> <br />on the Governor's list.
