Lessee <br /> <br />shall be responsible for, and shall promptly conduct any investigation and remediation as <br /> <br />required by any applicable environmental laws, with respect to all HazardolL.l;j Discharges <br /> <br />or Contaminations to the extent caused by Lessee which may occur on the Property. <br /> <br />19. GENERAL PROVISIONS. <br /> <br />19.01 Severability. The invalidity of any provision of this Lease, as determined <br /> <br />by a court of competent jurisdiction, shall in no way affect the validity of any other <br /> <br />provision hereof. <br /> <br />19.02 Time of Essence. Time is of the essence of this Lease. <br /> <br />19.03 Additional Rent. Any monetary obligations of Lessee to Lessor under the <br /> <br />terms of this Lease shall be deemed to be rent, and all references herein to "rent" shall be <br /> <br />deemed to include the minimum rent and all other sums paid or payable by Lessee to <br /> <br />Lessor hereunder. <br /> <br />19.04 Entire Agreement. This Lease contains all agreements of the parties with <br /> <br />respect to any matter mentioned herein. No prior agreement or understanding pertaining <br /> <br />to any such matter shaH be effective. This Lease may be modified in writing only, signed <br /> <br />by the parties in interest at the time of the modification.
