(KMA) is pleased to have the opportunity to submit the <br />enclosed proposal to evaluate a range of impacts that the proposed Stanford University <br />project would have on Redwood City. The purpose of the analyses is to assist the City in <br />understanding the fiscal, economic, housing demand, child care demand, and lodging <br />demand implications associated with the proposed change of land use from R&D to <br />largely administrative office. The findings of the analyses may also be ultimately used to <br />inform the terms of a Development Agreement between the City and Stanford University. <br /> <br />As the enclosed materials on our qualifications indicate, KMA is extremely well-qualified <br />to undertake this assignment due to our strong record in assessing the impacts of <br />institutional/tax exempt uses on communities, including other Stanford developments. <br />Our analyses have been undertaken within the context of analyzing a specific project as <br />welf as in evaluating General Plan land use alternatives and forming public policy. <br />Additionally, we have assisted the City of Redwood City on real estate transactions for <br />many years. We understand both the local real estate market and the City's goals for <br />Redwood City's future. <br /> <br />The information and rates included in the attached proposal are valid for 90 days.
