',' <br />J!I,:I!!:'n" ... \I!IT <br />:iR,~;F7:<...::;/,",:ft:'~/I'~" <br /> <br />. ...... <br />'. . . <br /> <br />To the Honorable,:,MaYQf a,nd City Council <br />From the City Ma,nag,er <br /> <br />February 23, 2009 <br /> <br />SUBJECT <br />Agreement for Construction of Improvements at 170 Alameda de las Pulgas -- Sequoia <br />Hospital <br /> <br />RECOMMENDA TION <br />Approve, by motion, the Agreement for Construction of Improvements with Catholic <br />Healthcare West, as owners of record of said real property located at 170 Alameda de <br />ras Pulgas, Redwood City, (Sequoia Hospital). <br /> <br />BACKGROUND <br />In July 2007, the Planning Commission approved the final Sequoia Hospital EIR and the <br />Hospital Precise Plan. In August 2007, the City Council approved changes to the <br />General Plan Land Use Map description for the precise plan area, rezoning of the <br />precise plan area, the final Sequoia Hospital Precise Plan, and the Planned Community <br />Permit for the proposed hospital and parking structure improvements. The conditions of <br />the Planned Community Permit require the hospital to construct certain improvements <br />to provide services to the new structures that include a bus shelter, fire department <br />connections, driveway access, drainage facilities, utility services, new sidewalk curbs <br />and gutters, crosswalks and other typical site improvements within the public right of <br />way. <br /> <br />The Engineering and Construction Division has reviewed and approved the plans for the <br />improvements submitted by the developer's civil engineering consultant, DES Architects <br />and Engineers. The estimated cost of these improvements is $1,135,487.00. Catholic <br />Healthcare West is responsible for the total cost of the improvements and is required to <br />post faithful performance and payment bonds. Inspections will be performed during <br />construction by Engineering staff to insure compliance with the permit conditions. <br /> <br />ALTERNATIVES <br />Council may choose not to require or approve the on-site and off-site improvements <br />which would be contrary to public policy. <br /> <br />FISCAL IMPACT <br />All work associated with this project is being paid for by Catholic Healthcare West. <br />There is no fiscal impact to the City, other than costs related to the Cityts required <br />maintenance of the public improvements after the improvements are accepted. <br />
