applicable to the Lessee and at a monthly rental obligation of one hundred fifty percent (150%) of the per month rental in effect at the time of expiration. 16. QUIET POSSESSION. Upon Lessee paying the rent for the Leased Premises and observing and performing all of the covenants, conditions and provisions on Lessee's part to be observed and performed hereunder, Lessee shall enjoy quiet use and possession of the Leased Premises from Lessor for the entire term of this Lease including any Renewal Terms or extensions thereof. 17. EASEMENTS. Lessor reserves to itself the right, from time to time, to grant such easements, rights and dedications that Lessor deems necessary or desirable, and to cause the recordation of Parcel Maps and restrictions, so long as such easements, rights, dedications. Maps and restrictions do not interfere with the use of the Leased Premises by Lessee. Lessee shall sign any of the aforementioned documents upon request of Lessor, and failure to do so shall constitute a material breach of this Lease. 18. HAZARDOUS MATERIALS. (a) The California Health and Safety Code requires businesses to provide warnings prior to exposing individuals to materials listed by the Governor of California as chemicals "known to the State of California to cause cancer, birth defects or reproductive harm." In exercising its rights under the Lease and performing work or services contemplated under this agreement, Lessee and its contractors and subcontractors and their respective employees and agents may be exposed to chemicals on the Governor's list. Lessee shall be responsible for notifying all such persons that work performed hereunder may result in exposures to chemicals on the Governor's list and Lessee shall hold Lessor harmless, as more fully set forth in Paragraph 6.01, above.
