<br />tenns (collectively, the "Renewal Tenns"), commencing upon the expiration of the Term. <br /> <br />Each Five (5) year Renewal Term shall automatically renew unless Lessee notifies Lessor <br /> <br />in writing at least One Hundred Eighty (180) days prior to the commencement of each <br /> <br />Renewal Term that the Lease is not to be renewed. <br /> <br />3. RENTAL. (a) Lessee shall pay to the Lessor as rent during the Term for <br /> <br />the Leased Premises in advance on the Commencement Date and on each yearly <br /> <br />anniversary date thereof without, unless specifically set forth herein, deduction, offset, <br /> <br />prior notice or demand, in lawful money of the United States, the sum of Twelve <br /> <br />Thousand dollars ($12,000.00) per Lease Year; (b) There shall be a four percent (4%) <br /> <br />percent increase on the yearly rent at the commencement of each Renewal Term. <br /> <br />Lease Year 2: $12,000.00 <br /> <br />Lease Year 3: $12,000.00 <br /> <br />Lease Year 4: $12,000.00 <br /> <br />Lease Year 5: $12,000.00 <br /> <br />Lease Year 6 (First Renewal Tenn): $12,480.00 <br /> <br />In the event that this Lease is terminated by mutual agreement prior to the expiration of <br /> <br />any Term, Lessee shall be reimbursed for the remaining paid rent on a prorated basis (365 <br /> <br />day basis), subject to any offsets for past rent due or other costs, if any.
