<br />134 Maole Street Proiect <br />The following development proposal is provided as an example of project that could <br />proceed under the provisions of the 1ST Zoning District should the City Council decide <br />to approve the Zoning Text and Map Amendments. Subsequent project approvals would <br />need to be obtained through a separate public hearing process with the Zoning <br />Administrator. For the purpose of the public hearing associated with the Zoning Text <br />and Map Amendments this project is provided for reference and no project actions are <br />requested of the City Council. <br /> <br />The 134 Maple Street property is located on the triangular parcel formerly occupied by <br />Marcelli lighting and is approximately 0.71 acres (31,017 square feet) in area. This <br />facility would emphasize post~acute rehabilitation (Le. physical, occupational, speech <br />therapy) for patients discharged from local hospitals and clinics with some long-term <br />care and outpatient rehabilitation. The applicant is seeking an alternative zoning <br />designation to allow for the proposed skilled nursing facility use, which is not presently <br />permitted in the Industrial Restricted (IR) Zoning District, the City's "medium" industrial <br />zone. If the zoning text and map amendments are approved by Council, the project will <br />still need a Use Permit, which will be reviewed by the Zoning Administrator. <br /> <br />88 <br />Page 4 <br /> <br />The design plans for the proposed project include construction of a new, approximately <br />112-bed, skilled nursing facility in a new 65,788 square foot, 5-story building (with a <br />maximum height of 83 feet) with 38 at-grade parking spaces (with the option of adding <br />15 additional spaces via mechanical lifts). Two parking analyses were prepared for the <br />project. The Zoning Administrator is responsible to ensure that the applicant <br />provide adequate parking for the proposed project either on-site via a combination of <br />surface parking spaces and mechanical lifts or through off-site parking in accordance <br />with the requirements established in the Redwood City Zoning Ordinance. <br />
