<br />7A <br />Page 53 <br /> <br />proposal is applying as a Planned Development the governing ordinance should be the <br />PDP as the governing law. He fully supports the developers rights to develop the <br />property, but within the restrictions and constraints of the R-2 Zoning Ordinance of the <br />City of Redwood City. <br /> <br />Merla Murdock, Redwood City resident, believes that the mitigation has not been <br />adequate on the three story building, it is too high and too close to her property line and <br />needs a 20 foot setback. She believes the developers have made good attempts to <br />provide some open space, but there need to be some changes. She would like the <br />developers to be responsive to the neighbors concerns and make changes so that it is <br />more acceptable to the neighborhood. <br /> <br />Perta Lentz, Redwood City resident, thought that it was a 15 foot setback or an 11 foot <br />setback. She stated that aesthetically the project is very pleasing. <br /> <br />Mr. Mehra replied that it is a range between 12 -22 feet in the rear setback. <br /> <br />Louise Bryan, Redwood City resident~ is concerned with the community. She lives on a <br />street that is mostly populated by home owners in which they are pleased with the <br />duplex she lives in. <br /> <br />Vera Bennett, Redwood City part owners of project on Kentfield Avenue, stated that the <br />land is not a viable use anymore and should be developed. This project will enhance the <br />area and not detract. There are 48 off street parking spaces and 6 driveways, 54 total <br />spaces. This project includes open space and will improve property values and provide <br />much needed housing. <br /> <br />Nini Phan, Redwood City resident, is living on the property right now and would like to <br />see housing on the property because it is close to schools and convenient stores. <br /> <br />Gina Henson, Redwood City resident, would like to see Kentfield become more <br />desirable and this project will help that. She is in favor of preserving heritage trees and <br />green building practices. She believes that the new development will improve property <br />values. <br /> <br />Margaret Esplana, would like to see development in Redwood City and the development <br />looks good for the community. <br /> <br />Daniel Ponti, Redwood City resident, stated that all but two of the units are at Of above <br />the height limit, only two of the units meet the rear setbacks. There is clearly a parking <br />impact in the neighborhood that has a single family character. He beHeves that there <br />should be some middle ground compromise that at least reduces the number of <br />exceptions, with respect to the street frontages. He believes that is important to develop <br />this balance to encourage a good development and yet still provide for the needs and <br />concerns of the existing community. <br /> <br />Steven Pade, Redwood City resident, believes that this project is too big and parking is a <br />concern. He asked what is affordable housing.
