<br />\ <br />1 <br /> <br />7A <br />Page 84 <br /> <br />.&w"o. <br /> <br />Planning Commission meeting pointed out the duplex error that permeates both developer and City <br />documentatio n. <br /> <br />Neighborhood Characterization Biased Toward High Density: According to the Staff Report, there do.es <br />not appear to be any single family dwellings in the area. There is about a 50-50 split between duplexes <br />and single family dwellings along Kentfield northwest of the condominiums (includes the Kentfield <br />Project property). The same is true along Union Ave northwest of the condominiums. We don't <br />understand why the neighborhood characterization is biased toward high density. <br /> <br />SUMMARY <br /> <br />There is sufficient cause for NOT approving the Kentfield Project. Most, if not alt of the issues raised by <br />residents in the neighborhood are related to excessive lot density, An incoriect fOiffiula was used to <br />calculate allowable lot density. The lot density of the Kentfield Project greatly exceeds that allowed by <br />applicable zoning ordinances.
