<br />7A <br />ATTACHMENT ijage 88 <br /> <br />It should be noted that the final word on density is not fully determined by selection of <br />an interpretation. For any density interpretation, State Density Bonus provisions can be <br />imposed and would result in higher net densities. These increases are not required to <br />conform to General Plan density limits. For example, if the 3,333 sq. ft. increment <br />interpretation was determined to be the appropriate, and a project application included <br />affordable units pursuant to provisions of Section 32.19 (Affordable Housing Density <br />Bonuses), the City would be required to grant a minimum 25% bonus to the project <br />density: 20 units per acre + 250/0 (5 units per acre) = 25 units per acre. <br /> <br />This information is not specifically applicable to the Kentfield project because the <br />developer is not proposing to include affordable units. However, it is important to <br />acknowledge density bonus allowances when considering the maximum density for a <br />Zoning District. <br />
