7A
ATTACHMENT ijage 88

It should be noted that the final word on density is not fully determined by selection of
an interpretation. For any density interpretation, State Density Bonus provisions can be
imposed and would result in higher net densities. These increases are not required to
conform to General Plan density limits. For example, if the 3,333 sq. ft. increment
interpretation was determined to be the appropriate, and a project application included
affordable units pursuant to provisions of Section 32.19 (Affordable Housing Density
Bonuses), the City would be required to grant a minimum 25% bonus to the project
density: 20 units per acre + 250/0 (5 units per acre) = 25 units per acre.

This information is not specifically applicable to the Kentfield project because the
developer is not proposing to include affordable units. However, it is important to
acknowledge density bonus allowances when considering the maximum density for a
Zoning District.
