<br /> 6. LlCENSE AR�A MAINT�CivAN�E �QSTS, R�PQ►tR AND UTf LtT(ES
<br /> 6.1 Chairs and Tables. At the commencement o#th� license term, 'I6 tables and 32
<br /> chairs wiil be provided by the Licensor for Licensee use and shafl be available to
<br /> #he public without purchase requirement during the Licensor's hours of operation.
<br /> Licensee wiil clean and bus the tables and chairs. Should any or a!I of the tables
<br /> and chairs be moved outside the Licensee's assigned license area, Licensor
<br /> shall not be iiable #o return said tables and chairs to the Licensee.
<br /> 6.2 i rasn and Recyclinq Receptacles. Licensee wii[ provide, at hisiher owr�
<br /> expense, adequate receptacies for trash and recycling within the license area,
<br /> and ensure that recepfacles do not become overFilled during hours of operation.
<br /> �icensee will maintain and empty these receptacles into con�ainers which shal[
<br /> be designated by the Licensor.
<br /> fi.3. Licensor ResponsibiEtty #o Paviiion Strucfure. The Licensor shafl provide and
<br /> maintain services to the following items: roof, paviiion exterior and foundations,
<br /> window frame maintenance, exterior electrica[ lighting facilities, structural
<br /> partians of the pavilion, and rain-gutters, flashings and downspouts, uniess such
<br /> maintenance and repair are caused in part or in whofe by the act, neglect, fauit or
<br /> amissiQn of any duty by Licensee, its agents, officers, employees, contractors,
<br /> servants, invi#ees or guests, in which case Licensee shali pay to Licensor the
<br /> reasonab�e costs for such maintenance or repairs.
<br /> 6.4 Licensor Responsibilitv to Common Area. Licensor shall repair and sweep
<br /> sidewalks, landscape maintenance, restroom maintenance and upkeep, sanitary
<br /> � sysfiems, storm drainage systems, police or security services, exterior common
<br /> area e[ectrical fighting facilities, exferior common area �rash and debris removal,
<br /> common area cleaning / power washing; and water and sewer services for the
<br /> area outside the Lessee's assigned lease and license areas, unless such
<br /> maintenance and repair are caused in part or in whole by the act, neglect, fault or
<br /> omiss�on of any duty by Lessee, its agents, officers, empEoyees, contractors,
<br /> servants, invitees or guests, in which case L.icensee shall pay to Licensor the
<br /> reasonable cos#s for such maintenance or repairs.
<br /> 7. G�MM�N AREAS
<br /> 7.1 Non-Exclusi�e Use. Licensee shal) have the non�exclusive right to use, in
<br /> common with other vendors on Courthouse Square any and al! areas ar�d
<br /> �acili�ies that are outside the boundaries of fhe License Area �A and are within
<br /> the perimeter of Cour�house Square. Said areas that are provided and
<br /> designated by Licensor, in Licensor's sole discretion, are fo�- the general and
<br /> common use and con�enience of Licensee, Licensor's emp(oyees, �enants of the
<br /> Courthouse building, ofher vendors of Courthouse Square and their respective
<br /> representatives, and the genera[ pubiic. Common areas include, but are not
<br /> limited to pavilion breezeways, fountains, stairways and access ways, �oading
