<br />If Licensee terminates this Agreement prior to the expiration of the current <br />License term, Licensee shall be responsible for License fees for the remainder of <br />the License term. <br /> <br />20. DEFAULTS BY LICENSEE OR LICENSOR <br />20.1 Licensee shall be deemed in default if Licensee fails to cure any monetary <br />obligation within five (5) days after written notice from Licensor, and Licensee <br />shall be deemed in default of a non-monetary obligation after five (5) days written <br />notice from Licensor, except that, if the non-monetary obligation is such that it <br />takes longer than thirty (30) days to cure, Licensee shall not be deemed in <br />default if Licensee commences the cure within such thirty (30) day period and <br />completes the cure within fifteen (15) days thereafter. <br /> <br />21. AMENDMENT <br />21.1 The terms of this Agreement may be amended only in writing and by mutual <br />agreement between the City Manager or designee and the Licensee. <br /> <br />22. COMPLIANCE WITH LAWS <br />22.1 The Parties hereto shall comply with all applicable laws, ordinances, codes and <br />regulations of the federal, state and local governments in the performance of <br />their rights, duties and obligations under this License, including all applicable <br />laws, ordinances, codes and regulations pertaining to the storage, handling, <br />preparation and service of food. <br /> <br />23.
