By motion, approve The Preserve Townhomes Subdivision and accept the <br />dedication of Public Service Easements and Emergency Access Easements. <br /> <br />2. By motion, approve and authorize execution of a Subdivision Agreement with KB <br />Home. <br /> <br />BACKGROUND <br />Keech Properties, LLC. is the Owner of Record of said real property located at The <br />Preserve Townhomes Subdivision at Area H, Redwood Shores, California. Upon <br />recordation of this subdivision map, Keech Properties wit! transfer ownership to KB <br />Home in five phases as shown on the map. KB Home is the developer responsible for <br />the construction of all said improvements on the site. <br /> <br />On June 17, 2008, the Planning Commission approved the Tentative Map for the <br />subject property for a 156 unit Condominium project. The Owners offer public service <br />easements, and emergency access easements to allow the City to serve their property. <br /> <br />The Owners' engineer, BKF Engineers, has completed the subdivision map, <br />improvement plans, and specifications in accordance with the Subdivision Map Act, <br />Redwood City Ordinances, and to the satisfaction of Engineering & Construction. <br /> <br />The developer, KB Home, will post performance and payment bonds each in the <br />amount of $1,936,812.00.
