<br />D. Provide linoleum flooring in kitchens and <br />bathrooms; <br />E. Provide Energy Star appliances; <br />F. Provide recycled content or recyclable carpet. <br /> <br />The Project will be developed in a first class manner, <br />constructed of quali ty materials, to Ci ty Code, and shall be <br />unified in architectural theme and treatment throughout the <br />Property and adjacent off-site areas, insofar as reasonable and <br />practicable. <br /> <br />All improvements to be constructed by Participant shall <br />be constructed or installed in accordance wi th the technical <br />specifications, standards and practices of the City and in <br />accordance with plans and specifications approved by the City. <br /> <br />Participant shall cause the proper documents to be filed <br />and fees paid to all governmental or regulatory agencies, including <br />utilities, for applications for all required permits and approvals. <br /> <br />Participant shall design all structures, landscaping and <br />parking areas to achieve a high degree of attractiveness and <br />compatibility with the Property and area in which the Property is <br />located. <br /> <br />Other than any documents provided by the Agency, <br />Participant has, at its cost and expense, undertaken and completed <br />any and all soils, utility and drainage studies, plans and reports <br />pertinent to the development of the Property which it deems <br />necessary, and has provided a copy of said studies and reports to <br />the Agency. <br /> <br />EXHIBIT "B"- PAGE 5 <br />
