<br />, . <br /> <br />1. IMPROVEMENTS. Owner shall, at Owner's own cost and expense, <br /> <br />construct all of the improvements ("Improvements'), furnish all the materials, and do all <br /> <br />the work hereinafter described, in accordance with, and as provided for in the plans <br /> <br />prepared for Owner by BFK Engineers, Inc., Consulting entitled, "The Preserve at <br /> <br />Redwood Shores", and in accordance with City's Specifications entitled, "Engineering <br /> <br />Standards for the City of Redwood City", adopted December 4, 2006, which plans and <br /> <br />specifications are on file in the office of the Manager, Engineering and Construction. <br /> <br />Said Improvements shall also be constructed in strict compliance with the provisions of <br /> <br />Chapter 30 of the Code of the City of Redwood City, the subdivision regulations of City. <br /> <br />To the extent that a conflict exists between the plans and specifications and said <br /> <br />Chapter 30 in regard to the standard for a particular improvement, the stricter standard <br /> <br />shall govern. Owner shall complete all of the ImprQvements, subject to time extensions <br /> <br />allowable under Paragraph 11 of this Agreement, on or before December 31, 2011. <br /> <br />The Improvements shall include, but are not necessarily limited to, all of the following: <br /> <br />(a) grading, paving <br />(b) curbs, gutters, driveways <br />(c) water system, complete <br />(d) storm drainage system, complete <br />(e) street trees, street monuments <br />(f) landscaping and recycled water irrigation system, complete <br />(9) utility joint trenching <br />(h) stormwater treatment planting and mechanical systems <br />(i) all conditions of approval for Tentative Subdivision Map T.M. No. <br />2008-02 and P.C. 2008-02, heretofore issued for said subdivision, <br />and all other work,improvements, or construction required by or mentioned in the <br /> <br />abovementioned plans and specifications, conditions of permits and all construction, <br /> <br />appurtenances and improvements necessary as reasonable determined by the <br /> <br />ATTY/AGR/2009.032 <br />071309 2 <br />
