Exercise caution when <br />opening attachments or clicking links, especially from unknown senders. <br />Dear Mayor Howard and Council Members, <br />My neighbors live in the major hot spot noted in the ADU's over 16 feet heat map. <br />There are three very large 2nd story ADU's over detached garages in our area and at first we <br />thought the biggest problems would be significant massing 5 ft from the fence line and the <br />signifiant loss of privacy in our homes and backyards. While this has been a very difficult <br />change to try to live with, we found the amount of sound from the 2nd story ADU's over <br />detached garages is just as significant of an issue. Any time a 2nd story ADU's window or <br />door is open or someone wants to stand out on their external stairwell or landing and have a <br />conversation, whether with someone in the main house, or to another person just feet away or <br />on the phone we can hear the full conversations even that of the caller. Sound is amplified and <br />it carries unimpeded to all of us neighbors. We can hear this clearly hear this even at 70 ft <br />away. It is so loud it is really disturbing. <br />We'd like to strongly urge that: <br />1. The 16 ft height limit should be upheld for the detached ADU's <br />2. Similar to the Junior ADU's, detached ADU's should be precluded from being sold on a <br />separate deed from from main house <br />3. Air-conditions on detached ADU's are not put on the against the property line due to the <br />noise that impacts neighbors rather than the property's residents. <br />4. We strongly feel that any 2nd story over detached garages (over the 16 ft height limit) <br />should be grandfathered in (included in) the house's FAR ratio as intended at the time of <br />the build. We feel very strongly about this, as the 2nd story presence of —25' tall <br />buildings within 5 ft of our back fences is already a huge massing and the 2nd story <br />ADU's over garages near us were all built to provide additional living space for home <br />owners. Without this cap, a homeowner could easily exceed a FAR ratio of 58%-60% <br />for their own living space. <br />Thank you for your time.
