7 <br /> <br />Section III. Baseline Services <br /> <br />The baseline services outlined below are to be paid for by Contractor solely with funds provided <br />to Contractor under the Animal Control Services Agreement the provided ("Contract Funds") <br />(see Section VII for current charges). If these fees exceed the Contract Funds, the financial <br />obligations shall be resolved in accordance with Section I.D., supra. <br /> <br />A. General Shelter Facility <br />1. Preventive Maintenance and Routine Repairs <br />Facilities Services will responsible for performing regular repair and maintenance <br />on the Shelter, including all parts, material and labor. Facilities Services will <br />make, or schedule repairs as determined by the County to be needed, or <br />pursuant to a reasonable request by Contractor, with 24 hours advance notice to <br />Contractor if possible, by phone or email. Repairs and maintenance include, but <br />are not limited to, any and all work on the following areas of the Shelter: <br />i. Structural portions of buildings (roof, gutters, doors, skylights <br />windows, flooring) <br />ii. Solar panels and carports <br />iii. Repair and maintenance to the building mechanical systems including <br />heating, ventilation & air conditioning system (HVAC), electrical <br />distribution and lighting <br />iv. Repairs of electrical systems (except for light fixtures) <br />v. Exterior painting (with exception of any touch-up exterior painting) <br />vi. Interior painting of common areas in County standard colors <br />(entrances, lobbies, restrooms, main hallways) <br />vii. All major plumbing issues shall be maintained by Facilities Services; <br />however, toilet fixtures and sink clogs shall be the responsibility of the <br />Contractor. If any damage is caused by Contractor's, or a vendor of <br />Contractor's, intentional or negligent acts, Contractor shall be <br />responsible for the cost of repair, not out of Contract Funds. County <br />shall not be considered a vendor for the purposes of this Agreement. <br />viii. Preventative maintenance of the fire alarm system <br />ix. Generators and emergency power systems <br />x. All warranty work related to the new construction. Facilities Services <br />to communicate to Contractor which items are under warranty. <br />xi. Facilities Services staff will perform quarterly facility inspections to <br />identify the condition of the various systems and structure and will <br />identify necessary repairs or maintenance to be performed to keep the <br />facility in proper condition. Facilities Services and other County staff <br />or officials may inspect the condition of the Shelter Facility at any time <br />during working hours. In order to limit the impact to Contractor <br />operations, County shall provide Contractor with at least 24 hours' <br /> <br /> <br /> <br /> <br /> <br />
