<br />General Plan Land Use Designation: Mixed Use - Downtown <br /> <br />The Mixed Use-Downtown category applies to Redwood City's historic Downtown core, <br />and is established to create a vibrant city center with offices, theaters, retail businesses, <br />and restaurants serving the daytime business and night-time entertainment populations <br />and residences. In Downtown, open spaces are primarily public and urban in nature, with <br />extra emphasis on high-quality public spaces and traditional urbanism. Parking is <br />primarily in the form of shared public facilities. Uses specifically prohibited in Downtown, <br />due to their incompatibility with a pedestrian-oriented mixed-use district, include vehicle <br />sales and repair, industrial and manufacturing businesses, and wholesaling activities. <br /> <br />Development forms reflect the use of buildings, with retail and service uses generally <br />occupying lower-scale buildings of modest height (three to four stories). Office buildings <br />and mixed-occupancy structures that integrate office, residential, and other compatible <br />uses reflect a more urban form, with building heights of five to 12 stories deemed <br />appropriate; eight-story structures represent the most commonly envisioned form. <br /> <br />Zoning Districts <br /> <br />As the New General Plan nears completion, Redwood City has initiated the process to update the zoning <br />regulations and other land use regulatory documents to reflect the New General Plan land use designations <br />and policy direction. At this time, the current Zoning Ordinance corresponds to the existing 1990 General <br />Plan and does not reflect the vision and long-term policies that were developed during the General Plan <br />update. Current zoning on the Motor Pool Site is PF - Public Facility. <br /> <br />Zoning District: Public Facility <br /> <br />Purpose: To accommodate governmental, public utility, and educational facilities <br />Permitted Uses: The following structures and uses are permitted in the Public Facility <br />District: <br /> <br />A. Facilities owned, leased, operated, or occupied by governmental or public <br />bodies, and used for governmental purposes; <br />B. Public colleges or universities and facilities incidental or appurtenant thereto; <br />C. Public uses not otherwise specified hereinabove; <br />D. Family child care homes, within residential structures. <br /> <br />Long-Range City Policies and Vision for Downtown <br /> <br />Redwood City has spent the past several years identifying the long-range vision, goals, policies, and <br />implementation measures for its Downtown.
