shall be converted to an easement defined by such location and dimensions as to the <br />particular utility involved, plus secondary access rights as may reasonably be required by <br />Grantee from time to time for necessary maintenance and repairs of the Utility <br />Improvement. Once all utility lines in the Blomquist Extension have been connected to <br />the City Parcel, or Grantee has arranged alternative connections as to any remaining <br />utility services, the remainder of the Blomquist Buffer shall no longer be subject to the <br />Utility Easement. Promptly following either party's written request delivered at any time <br />following completion of the Utility Improvements, the parties shall prepare a precise metes <br />and bounds legal description of the Utility Easement, and execute, acknowledge and <br />record an amendment to this Grant of Easements adding a new Exhibit specifying such <br />precise metes and bounds legal description of the Utility Easement area. <br />3. Treatment of Blomquist Extension. Any and all costs and expenses of <br />improving, repairing or modifying the Blomquist Extension to accommodate construction <br />and installation of the Access Improvements and the Utility Improvements, including <br />conformity of the Access Improvement to final grade, or any later maintenance or repair <br />of the Access Improvements or Utility Improvements that may be required, shall be paid <br />by Grantee. Grantee shall reimburse Grantor for such costs and expenses within thirty <br />(30) days of receiving an invoice for the same. <br />4. Treatment of Blomquist Buffer. As part of constructing the Blomquist <br />Extension,. G,rantgr.,intends jq)nstal[ landscaping within both the Blomquist Extension <br />right4v+ ay 'and the Blomquist Buffer.
