Equip all internal combustion engine driven equipment with intake and exhaust mufflers <br />that are in good condition and appropriate for the equipment. <br /> <br />f. Locate stationary noise generating equipment as far as possible from noise sensitive <br />receptors. <br /> <br />g. Designate a noise disturbance coordinator who would be responsible for responding to <br />any local complaints about construction noise. The disturbance coordinator would <br />determine the cause of the noise complaints (e.g., starting too early, bad muffler, etc.) and <br />institute reasonable measures warranted to correct the problem. Conspicuously post a <br />telephone number for the disturbance coordinator at the construction site. <br /> <br />59. EXDiration of Vestina Tentative MaD ADDroval: The Vesting Tentative Map shall expire <br />twenty-four (24) months from the date the map was conditionally approved by the Planning <br />Commission unless the Final Map has been recorded in accordance with Redwood City <br />Municipal Code Section 30.45. As provided for in RCMC Section 30.66, the applicant may <br />request an extension of the expiration date for this Tentative Map approval by filing a written <br />application with the Planning Manager at least forty five (45) days before the conditional approval <br />is due to expire. The application shall state the reasons for requesting the extension. In granting <br />the extension, new conditions for approval of the tentative map may be imposed and existing <br />conditions may be revised. Extensions shall not exceed a total of two (2) years. <br /> <br />60. ComDletion Plans: In compliance with RCMC Section 30.89, upon completion of the <br />construction of aU improvements, the applicant shall amend the improvement plans to show <br />improvements "as built." Such "as built" plans shall be on suitable reproducible material. Upon <br />receipt of the "as built" plans, the Director of Public Works shall recommend formal acceptance <br />of the improvements by the Council when he is fully satisfied that they have been installed in <br />complete conformance with the provisions of this Chapter and with the "as built" plans. <br /> <br />61. Subdivision ImDrovement Aareement: If the applicant does not choose to construct all <br />required improvements prior to recordation of the Final Map, then the applicant shall enter into a <br />Subdivision Approval Agreement with the City and provide a financial guarantee in the amount <br />and in the form acceptable to the City, prior to recording the Final Map. Completion of the <br />subdivision improvements and submittal and acceptance of the Completion Plans is required prior <br />to the release of the subdivision financial guarantees. <br /> <br />62. Final MaD: The Final Map prepared and submitted for City review and approval shall be <br />consistent with and fulfill the conditions of approval herein and shall comply with the requirements <br />of RCMC Chapter 30 and the Subdivision Map Act. The Final Map shall not be recorded until all <br />the subdivision improvements are constructed, or the applicant has entered into a Subdivision <br />Improvement Agreement and provided suitable financial guarantees to ensure the construction of <br />the subdivision improvements. <br /> <br />63. Sale of Individual Lots: The individual lots may not be sold or conveyed until the Final <br />Map has been recorded. <br /> <br />64. Roadwav Desian: As shown on the Vesting Tentative Map, the applicant shall construct <br />a one-way 22 ft. wide private street which incorporates a four foot wide pedestrian walkway. The <br />private street shall be separated from the pedestrian walkway with a rolted curb.
