Code §27383 <br />SUBDIVISION IMPROVEMENT AGREEMENT <br />3247 Oak Knoll Drive <br />THIS SUBDIVISION IMPROVEMENT AGREEMENT ("Agreement") Is made and <br />entered into on this day of ,S'i'r- Ga , 2022 ("Effective Date") by and between Timothy <br />Regan, a natural person ("Developer"), and the CITY OF REDWOOD CITY, a charter city <br />and California municipal corporation ("City") (together, the "Parties") with reference to the <br />following facts: <br />RECITALS <br />A. Developer is the current fee owner of that certain real property consisting of <br />approximately 0.82 acres located within the City of Redwood City, County of San Mateo, <br />State of California, described in' 't " ", attached hereto and incorporated herein by <br />reference (the "Property"). <br />B. On June 30, 2020, the Subdivision Committee of the City of Redwood City <br />adopted, among other approvals, TM2018-003, approving the Tentative Map for 3247 <br />Oak Knoll Drive ("Project"), prepared by JET Engineering and dated December 3, 2019 <br />("Tentative Map"), subject to certain conditions of approval ("Conditions"). <br />C. The Conditions require either (1) that certain public improvements for the <br />Project be constructed prior to approval of the parcel map ("Parcel Map"), or (2) that <br />Developer enter into an agreement with City providing for the future construction of such <br />public improvements. <br />D. Developer has submitted the Parcel Map and applied to City for Parcel Map <br />approval without having completed the required public improvements and, therefore, will <br />enter into an agreement with City providing for the future construction and installation of <br />such public improvements, as required by Government Code section 66411.1. <br />E. Developer has submitted to City plans, specifications and drawings entitled <br />Oak Knoll Estates Improvement Plans, prepared by JET Engineering and dated March <br />22, 2022 (the "Improvement Plans"), which, in addition to other improvements, provide <br />for certain on-site pubiic improvements consisting of street and street light improvements, <br />REV: 05-27-2022 SK <br />ATrY/AGR.2022.125rrlmothy Regan (Page 1 of 22) <br />
