Rxhihit A <br />PROPERTY DESCRIPTION <br />The land referred to is situated in the County of San Mateo, City of Redwood City, State of California, and <br />is described as follows: <br />A Condominium comprised of: <br />PARCELL <br />Condominium Unit 403, as shown upon that Condominium Plan entitled "612 Jefferson Avenue <br />Condominium Plan", (referred to herein as the "Plan") which was filed for record on March 22, 2022, in <br />the office of the Recorder of the County of San Mateo, State of California, in Document No. 2022-024839, <br />and as further defined in the Declaration of Covenants, Conditions and Restrictions of 612 Jefferson, <br />referred to herein as the "Declaration") recorded March 22, 2022 in the Office of the Recorder of the <br />County of San Mateo, State of California, in Document No. 2022-024840. <br />EXCEPTING AND RESERVING THEREFROM any portion of the Common Area lying within said <br />Unit. <br />ALSO EXCEPTING AND RESERVING THEREFROM: <br />(a) Easements through said Unit, appurtenant to the Common Area and all other Units, for support and <br />repair of the Common Area and all other Units. <br />(b) Easements, appurtenant to the Common Area for encroachment upon the air space of the Unit by <br />those portions of the Common Area located within the Unit. <br />PARCEL II: <br />An undivided 1/20th interest in and to the Common Area as shown on the Plan and defined in the <br />Declaration, excepting and reserving therefrom the following: <br />(a) Exclusive easements, other than Parcel III, as shown on the Plan and reserved to Units for use in the <br />Declaration. <br />(b) Non-exclusive easements appurtenant to all units for ingress and egress, support, repair and <br />maintenance. <br />PARCEL III: <br />(a) The exclusive easement to use the Patio Area designated as EUPA-202 on the Plan. <br />PARCEL IV: <br />A non-exclusive easement appurtenant to Parcel I above for support, repair and maintenance, and for <br />ingress and egress through the Common Area in accordance with California Civil Code Section 4505. <br />PARCEL V: <br />Encroachment easements appurtenant to the Unit in accordance with the provisions of the Declaration. <br />A portion of APN: 052-347-080 <br />J P N: 052-034-347-08 <br />REV: 07-26-22 SK <br />ATTY/AGR.2022.191/Habitat 612 Jefferson - 403 (08—HOME - Deed of Trust HGSF) (Page 3 of 9) <br />
