ORDER NO.: 0227664918 <br />EXHIBIT A <br />The land referred to is situated in the County of San Mateo, City of Redwood City, State of <br />California, and is described as follows: <br />A Condominium comprised of: <br />PARCEL I: <br />Condominium Unit 603, as shown upon that Condominium Plan entitled "612 Jefferson Avenue <br />Condominium Plan", (referred to herein as the "Plan") which was filed for record on March 22, <br />2022, in the office of the Recorder of the County of San Mateo, State of California, in Document <br />No. 2022-024839, and as further defined in the Declaration of Covenants, Conditions and <br />Restrictions of 612 Jefferson, (referred to herein as the "Declaration") recorded March 22, 2022 <br />in the Office of the Recorder of the County of San Mateo, State of California, in Document No. <br />2022-024840. <br />EXCEPTING AND RESERVING THEREFROM any portion of the Common Area lying within said <br />Unit. <br />ALSO EXCEPTING AND RESERVING THEREFROM: <br />(a) Easements through said Unit, appurtenant to the Common Area and all other Units, for <br />support and repair of the Common Area and all other Units. <br />(b) Easements, appurtenant to the Common Area for encroachment upon the air space of the <br />Unit by those portions of the Common Area located within the Unit. <br />PARCEL II: <br />An undivided 1/20th interest in and to the Common Area as shown on the Plan and defined in <br />the Declaration, excepting and reserving therefrom the following: <br />(a) Exclusive easements as shown on the Plan and reserved to Units for use in the Declaration. <br />(b) Non-exclusive easements appurtenant to all units for ingress and egress, support, repair <br />and maintenance. <br />PARCEL III: <br />A non-exclusive easement appurtenant to Parcel I above for support, repair and maintenance, <br />and for ingress and egress through the Common Area in accordance with California Civil Code <br />Section 4505. <br />PARCEL IV: <br />Page 1 of 2 <br />
