Code §27383 <br />LANDSCAPE MAINTENANCE AGREEMENT <br />1417 MIDDLEFIELD ROAD <br />THIS LANDS PE MAINTENANCE AGREEMENT ("Agreement") is made and <br />entered into this L4day of 'Y�v�-++^fir', 2022 ("Effective Date"), by and between <br />Noventi Qoz Properties LLC, a California limited liability company ("Developer"), and the <br />CITY OF REDWOOD CITY, a charter city and California municipal corporation ("City") <br />(together, the "Parties") with reference to the following facts: <br />RECITALS <br />A. Developer is the current fee owner of that certain real property consisting of <br />approximately 0.35 acres located within the City of Redwood City, County of San Mateo, <br />State of California, described in Exhibit "A", attached hereto and incorporated herein by <br />reference (the "Property"). <br />B. On November 16, 2021, the Planning Commission of the City of Redwood <br />City adopted, among other approvals, Resolution No. 21-12, approving Architectural <br />Permit No. AP2020-061 and Tentative Parcel Map No. TM2020-007 for a residential <br />project, on the Property subject to certain conditions of approval ("Conditions"). <br />C. In compliance with the Conditions, Developer submitted to City landscaping <br />plans for the Property frontage ("Plans"), which have been approved by City. The Plans <br />provide for installation of certain landscaping, sidewalk, curb, and gutter ("Improvements") <br />within property frontage ("Maintenance Area") as the Improvements and Maintenance <br />Area are more specifically shown on Exhibit "B", attached hereto and incorporated by this <br />reference as if fully set forth herein. <br />D. Developer has submitted a parcel map for the Property, which has been <br />reviewed by the City Engineer and is being approved concurrently with this Agreement <br />("Parcel Map"). <br />E.
