Code §27383 <br />SUBDIVISION IMPROVEMENT AGREEMENT <br />955 Woodside Road <br />THIS SUBDIVISIO IMPROVEMENT AGREEMENT ("Agreement') is made and <br />entered Into on this day 3t 202$ ("Effective Date") by and between 955 <br />Woodside Rd, LI -C, a Calif is limit liability company ("Developer"), and the CITY OF <br />REDWOOD CITY, a char city and California municipal corporation ("City") (together, <br />the "Parties") with reference to the following facts: <br />RECITALS <br />A. Developer is the current fee owner of that certain real property consisting of <br />approximately 0.43 acres located within the City of Redwood City, County of San Mateo, <br />State of California, described in Exhibit "A", attached hereto and incorporated herein by <br />reference (the "Property"). <br />B. On September 7, 2021, the Planning Commission of the City of Redwood <br />City adopted, among other approvals, Resolution No. 21-08, approving the Tentative Map <br />for 955 Woodside Road ("Project'), prepared by BKF Engineers and dated June 24, 2021 <br />("Tentative Map"), subject to certain conditions of approval ("Conditions"). <br />C. The Conditions require either (1) that certain public improvements for the <br />Project be constructed prior to approval of the final snap ("Final Map"), or (2) that <br />Developer enter into an agreement with City providing for the future construction of such <br />public improvements. <br />D. Developer has submitted the Final Map and applied to City for Final Map <br />approval without having completed the required public improvements and, therefore, will <br />enter into an agreement with City providing for the future construction and installation of <br />such public irnproverrients, as required by Government Code section 66462(a) (1). <br />E. Developer has submitted to City plans, specifications and drawings entitled <br />955 Woodside Road improvement Plans, prepared by BKF Engineers and dated <br />September 21, 2022 (the "Improvement Plans"), which, in addition to other improvements, <br />provide for certain improvements consisting of street and street light improvements, storm <br />REV: 11-2.1-2022 SK <br />ATTY AGR 202.2 4010,55 WoodsicR-) Rd., LLC (Page 1 of 23) —t <br />
