Code §27383 <br />SUBDIVISION IMPROVEMENT AGREEMENT <br />(200 Twin Dolphin) <br />THIS SUBDIVISION IMPROVF-MENT AGREEMENT ("Agreement") is made and <br />entered into on this day of&nq/ , 2023 ("Effective Date") by and between 200-240 <br />Twin Dolphin, LLC, a Delawa a limited liability company ("Developer"), and the CITY OF <br />REDWOOD CITY, a charter city and California municipal corporation ("City") (together, <br />the "Parties") with reference to the following facts: <br />RECITALS <br />A. Developer is the current fee owner of that certain real property consisting of <br />approximately 4.68 acres located within the City of Redwood City, County of San Mateo, <br />State of California, described in Exhibit "A", attached hereto and incorporated herein by <br />reference (the "Property"). <br />B. On March 16, 2021, the Planning Commission, of the City of Redwood City <br />adopted, among other approvals, Resolution No. 21-01, approving the Tentative Map for <br />the project previously referred to as 240 Twin Dolphin Drive and now referred to as 200 <br />Twin Dolphin ("Project"), prepared by Sandis and dated February 15, 2021 ("Tentative <br />Map"), subject to certain conditions of approval ("Conditions"). <br />C. The Conditions require either (1) that certain public improvements for the <br />Project be constructed prior to approval of the parcel map ("Parcel Map"), or (2) that <br />Developer enter into an agreement with City providing for the future construction of such <br />public improvements. <br />D. Developer has submitted the Parcel Map]and applied to City for Parcel Map <br />approval without having completed the required public improvements and, therefore, will <br />enter into an agreement with City providing for the future construction and installation of <br />such public improvements, as required by Government Code section 66411.1. <br />E. Developer has submitted to City plans, specifications and drawings entitled <br />200 Twin Dolphin Improvement Plans, prepared by BKF Engineers and dated <br />1�7riJ, 203 (the "Improvement Plans"), which, in addition to other <br />improvements, provide for certain on-site public improvements consisting of street and <br />REV: 03-13-23 SK <br />ATTY/AGR 2023.049/Trammell Crow Company (200 Twin Dolphin - SIA) (Page 1 of 24) <br />
