Code §27383 LANDSCAPE MAINTENANCE AGREEMENT L 4 (200 Twin Dolphin) THIS LANDS APE MAINTENANCE AGREEMENT ("Agreement") is made and entered into this �y of 1 . 2023 ("Effective Date"), by and between 200-240 Twin Dolphin, LLC, a Delaware limited liability company ("Developer"), and the CITY OF REDWOOD CITY, a charter city and California municipal corporation ("City") (together, the "Parties") with reference to the following facts: RECITALS A. Developer is the current fee owner of that certain real property consisting of approximately 4.68 acres located within the City of Redwood City, County of San Mateo, State of California, described in Exhibit "A", attached hereto and incorporated herein by reference (the "Property"). B. On March 16, 2021, the Planning Commission of the City of Redwood City adopted, among other approvals, Resolution No. 21-01, approving a office project on the Property subject to certain conditions of approval ("Conditions"). C. In compliance with the Conditions, Developer submitted to City landscaping plans for the Property frontage ("Plans"), which have been approved by City. The Plans provide for installation of certain landscaping, pedestrian lighting, irrigation, and paths ("Improvements") within Twin Dolphin Drive frontage, Cormorant Drive frontage, and proposed Public Access Easement ("Maintenance Area") as the Improvements and Maintenance Area are more specifically shown on Exhibit "B", attached hereto and incorporated by this reference as if fully set forth herein. D. Developer has submitted a parcel map for the Property, which has been reviewed by the City Engineer and is being approved concurrently with this Agreement ("Parcel Map"). E.
