Code §27383 <br />LANDSCAPE MAINTENANCE AGREEMENT L <br />4 <br />(200 Twin Dolphin) <br />THIS LANDS APE MAINTENANCE AGREEMENT ("Agreement") is made and <br />entered into this �y of 1 . 2023 ("Effective Date"), by and between <br />200-240 Twin Dolphin, LLC, a Delaware limited liability company ("Developer"), and the <br />CITY OF REDWOOD CITY, a charter city and California municipal corporation ("City") <br />(together, the "Parties") with reference to the following facts: <br />RECITALS <br />A. Developer is the current fee owner of that certain real property consisting of <br />approximately 4.68 acres located within the City of Redwood City, County of San Mateo, <br />State of California, described in Exhibit "A", attached hereto and incorporated herein by <br />reference (the "Property"). <br />B. On March 16, 2021, the Planning Commission of the City of Redwood City <br />adopted, among other approvals, Resolution No. 21-01, approving a office project on the <br />Property subject to certain conditions of approval ("Conditions"). <br />C. In compliance with the Conditions, Developer submitted to City landscaping <br />plans for the Property frontage ("Plans"), which have been approved by City. The Plans <br />provide for installation of certain landscaping, pedestrian lighting, irrigation, and paths <br />("Improvements") within Twin Dolphin Drive frontage, Cormorant Drive frontage, and <br />proposed Public Access Easement ("Maintenance Area") as the Improvements and <br />Maintenance Area are more specifically shown on Exhibit "B", attached hereto and <br />incorporated by this reference as if fully set forth herein. <br />D. Developer has submitted a parcel map for the Property, which has been <br />reviewed by the City Engineer and is being approved concurrently with this Agreement <br />("Parcel Map"). <br />E.
