ATTY/RESO.0028/PC RESO APPROVING 1201 MAIN WITH CONDITIONS OF APPROVAL <br />REV: 04-18-23 VR <br />Page 9 of 34 <br />In addition to General Plan conformance, the project also meets all <br />applicable development standards in the MUT Zoning District and the other <br />applicable requirements of the Zoning Ordinance, subject to certain <br />concessions and waivers allowed by State Density Bonus Law. <br /> <br />b. That the proposed use is compatible with surrounding uses. <br />The proposed office development is compatible with surrounding uses which <br />include a mixture of commercial, industrial, quasi-public (Church) and <br />residential uses. In addition, the project site is adjacent to the boundaries of <br />Redwood City’s downtown which is an urban, dense environment with a <br />mixture of different uses. A mixed-use project of the size and scale proposed <br />would thus be compatible with a transitional urban mixed-use zone. <br /> <br />c. That the use and its associated structures and facilities will not be <br />detrimental to the public health, safety, or welfare of the people and <br />property of Redwood City. <br />The proposed office will not be detrimental to the public health, safety, or <br />welfare of the people of Redwood City because the use would take place <br />indoors and is not associated with noise, odors, or hazardous materials. <br /> <br />d. That the use and facilities will not adversely affect or conflict with <br />adjacent uses or impede the normal development of surrounding <br />property. <br />The development and use will not adversely affect or conflict adjacent uses <br />or impede normal development of surrounding properties. The project meets <br />all required development standards and is located directly adjacent to <br />Redwood City’s downtown area. The proposed office and residential uses <br />are compatible with and would complement the surrounding commercial and <br />residential uses. <br /> <br />
