"Section 18.235 DEFINITIONS. <br /> <br /> For the purposes of this Article, the following words and phrases shall <br /> have the meanings respectively ascribed to them by this Section: <br /> <br /> COMMERCIAL BUILDING: Any structure that relates to or is connected <br /> with a business or trade, including but not limited to, office or industrial <br /> uses. <br /> <br /> EXISTING BUILDING: The building, where tenant improvements or <br /> substantial remodeling will be performed on the date of the application for <br /> the building permit. <br /> <br /> NEW BUILDING(S): Any construction of a building, or buildings exceeding <br /> five hundred (500) square feet, or parking facilities with an estimated value <br /> of fifty thousand dollars ($50,000.00) or greater. <br /> <br /> OWNER: The owner or owners of record of the subject property. <br /> <br /> PARKING FACILITIES: A parking lot or parking structure for five (5) or <br /> more parking spaces. <br /> <br /> PROPERTY OR SUBJECT PROPERTY: The real property which is being <br /> approved. <br /> <br /> RESIDENTIAL BUILDING: Any structure that is used for private <br /> permanent dwelling purposes. Residential Buildings do not include hotels, <br /> motels or other similar structures. <br /> <br /> STREET: Includes any public street, avenue, lane, alley, court, and place. <br /> <br /> STREET FRONTAGE: The area included between the extension of <br /> property lines which runs perpendicular to the center line of the street for <br /> the property line facing the street to the vehicular public right of way. <br /> <br /> SUBSTANTIAL COMMERCIAL REMODELING or SUBSTANTIAL <br /> REMODELING OF A COMMERCIAL BUILDING: Any: a) remodeling of a <br /> commercial building or buildings and/or the construction of tenant <br /> improvements which amounts to more than fifty percent (50%) of the <br /> square footage of the existing building or building(s) on which the <br /> remodeling or the tenant improvements are performed; or b) the <br /> construction of an addition of five hundred (500) square feet or more; or c) <br /> a combination of remodeling, tenant improvements, and construction of an <br /> addition if the combined square footage of any improvement amounts to <br /> fifty percent (50%) or more of the square footage of the existing building. <br /> <br />F:Atty/Ord/Ord.160 <br />102502 2 <br /> <br /> 2239 <br /> <br /> <br />
