7. OWNER agrees to take no actions which will unreasonably endanger the <br />security/interest of the Home Improvement Loan Program and will hold the CITY <br />harmless from any liability or conflict arising out of the relationship between OWNER and <br />contractors, subcontractors, suppliers and tenants, including but not limited to deviations <br />from contract and specifications, negotiating side deals with the contractor and <br />authorizing additional work without a change order approved by the City prior to the <br />additional work being completed. <br />OPERATING AND MAINTENANCE PROVISIONS <br />8. Graffiti Removal. <br />The OWNER shall not permit graffiti to remain on the building facade, interior or exterior <br />or other components of the complex. All graffiti shall be removed within 48 hours after it <br />is placed on the building or structure. <br />9. Removal of Junk or Debris. <br />Within 48 hours of receiving notice requesting removal of junk or debris from in or around <br />the Property, the OWNER shall remove all material including, but not limited to, tires, <br />lumber, household appliances or parts thereof, furniture, household fixtures, rubbish, <br />garbage, debris or salvage materials, or any material that constitutes a fire hazard or safety <br />hazard, stored or accumulated in such a manner as to constitute visual blight or be visible <br />from a public street or a site adjoining the Property. <br />10. Landscape Maintenance <br />The OWNER shall maintain at all times the landscaping and irrigation system within the <br />Property. The OWNER shall mow the grass regularly and maintain free from weeds, <br />flower beds and areas around shrubs and trees. The OWNER shall regularly remove dead <br />or dying plants and replace them with healthy plants of the same or similar type. <br />11. Garage Areas: <br />The OWNER shall require in individual apartment leases, that the parking bays be used <br />exclusively by building residents for the parking of automobiles assigned to the space in <br />question, and that no other material be stored or accumulated in these bays. The OWNER <br />shall inspect the above mentioned parking spaces on a regular basis to verify compliance <br />with this requirement. <br />
