• The 88-foot tall structure will yield around 124,500 square feet, with 111,200 square <br />feet for housing. Of the 178 units, 176 will be designated as affordable to low-income <br />households, and two will be market-rate residences for on-site managers. <br /> Breakdown of proposed Affordability of the 176 units – who will be <br />monitoring this to ensure this landlord adheres to the proposed below <br />market rents? <br />• 31 Extremely Low Affordable Units (For Rent) <br />• 75 Very Low Affordable Units (For Rent) <br />• 70 Low Affordable Units (For Rent) <br />• The 0.6-acre property extends from Vera Avenue to a mid-block alley on a block bound <br />by El Camino Real, Madison Avenue, and Adams Street. The development will consist of <br />mostly one-bedroom units aimed to attract young workers looking for a high-density <br />urban living experience, said developer Jake Lingo. <br />• Lingo, who is with Integrated Community Development (based in Southern California) <br />said this is its first development in San Mateo County, though the real estate firm has <br />worked on multiple affordable housing developments and closely with the government <br />programs that provide financing. <br />o Jake Lingo does not own this property; it is on the market for sale for $6,000,000 <br />and has been under contract for the last 9 – 10 months. <br />o It is concerning that an out of area developer is telling us what our neighborhood <br />needs, on one hand he says he is marketing it “to attract young workers” and on <br />the other hand he says it is for Low, Very Low and Extremely Low income <br />persons. <br />o Since they are proposing to add 178 units that could be up to 356 cars that need <br />a place to park, and they are only planning on 6 spaces. <br />o It seems to make more sense to have less units and more parking to attract the <br />type of people he says they are looking for to rent the apartments. How about <br />75 units and 75 parking spots? It seems irresponsible and greedy to max out this <br />small 0.6 acre lot with the potential for over 356 people in our already overbuilt <br />neighborhood. <br />• The small roads that feed into El Camino Real (Madison/Vera) were not built to handle <br />large volumes of traffic. These roads are already being stretched by the additional <br />traffic from the recent development along El Camino Real <br />• There are frequent traffic snarls on El Camino Real, especially on weekdays which will <br />worsen further if high density housing. <br />• Multi-family housing should adhere to height restrictions in the current zoning to avoid <br />any regressions in privacy and uniformity of the neighborhood. <br />• Allowing high density housing on the side streets defeats the stated purpose to "ensure <br />development occurs in harmony with the surrounding neighborhood." <br />• How are the schools impacted in this small area – can they handle this large influx of <br />students? <br />• What about infrastructure – sewage lines able to support an increase from 10 units to <br />178?
