Tree Protection – Tree protection measures shall be provided for all trees to remain near the project that are 12” in diameter and larger. These measures shall be shown on the building permit plans and coordinated with the City’s Landscape Architect. [COA][PLANNING] <br />16. Tree Removal & Trimming – The applicant shall hire a qualified biologist to conduct a survey for nesting birds prior to any tree removal or trimming activities scheduled to take place during breeding season (February 15 to August 31). The survey shall be submitted to the City Planning Division prior to any tree removals. [COA][PLANNING] <br />17. Tree Removal Permit – The applicant shall obtain a Tree Removal Permit for the removal of any existing on-site trees that are 12” in diameter and larger. [SDR][PLANNING] <br />18. Stormwater Runoff – Post-construction runoff into the storm drain shall not exceed pre-construction runoff levels. The applicant’s design professional shall evaluate the project’s impact to the City’s storm drainage system and shall substantiate their conclusions with drainage calculations to the satisfaction of the City Engineer. The project shall be designed in conformance with the Drainage Guidelines for Commercial Development. [SDR][ENGINEERING] <br />19. Exterior Lighting – New exterior lighting requires final review by the City prior to building permit issuance. As part of the Building Permit submittal package, the applicant shall provide a lighting plan including cut-sheets for all new fixtures, as well as photometric evaluation site plan demonstrating that light levels are appropriate for the use and that the new light sources do not introduce glare or light effects that spill off the property. Bicycle Facilities – The project shall provide for a minimum of 42 bicycle storage spaces within the ground-level of the parking garage as well as on-site shower facilities, per City standards. [COA][ENGINEERING] <br /> <br />21. Electric Vehicle Charging Stations – A minimum of three (3%) percent of on-site parking spaces shall be equipped with electric vehicle EV charging stations. Future signage must conform to the signage regulations of Section 2.10 of the DTPP. Detailed signage plans must be submitted and approved and a Sign Permit and Building Permit issued prior to the installation or construction of any signage for the Project. Soils Report – Prior to submittal of construction documents, the applicant shall obtain a soils report, prepared by a licensed geotechnical engineer, in conformance with Engineering Standards, Volumes II & III.
