CITY OF REDWOOD CITY <br />CONDITIONS OF APPROVAL <br /> <br />ATTY/RESO.0125/PC RESO SOUTH MAIN MIXED USE PROJECT – ENTITLEMENT <br />REV: 10-22-2020 PR <br />Page 12 of 38 <br />EXHIBIT A <br /> <br />South Main Mixed-Use Project <br />(UP2018-03) Use Permit <br />(TM2018-02) Vesting Tentative Map <br />(AP2018-05) Architectural Permit <br />(DPC2019-02) Downtown Planned Development Permit <br />(PD2020-02) Planned Development Permit <br /> <br />The following Conditions of Approval [COA] and Standard Development Requirements [SDR] apply to this <br />project. The COAs are specific conditions applicable to the proposed project. The SDRs are items which <br />are codified or adopted by resolution and have been included for ease of reference, they may not be <br />appealed or changed. The SDRs are not intended as a comprehensive list. The COAs and SDRs are grouped <br />under specific headings that relate to the subject matter and the responsible division is described in <br />brackets, i.e. [PLANNING]. <br /> <br />The applicant is responsible for the fulfillment of all conditions and standard development <br />requirements, unless specifically stated otherwise. <br /> <br />In addition to complying with all applicable City, County, State and Federal Statutes, Codes, Ordinances, <br />Resolutions and Regulations, Permittee expressly accepts and agrees to comply with the following <br />Conditions of Approval and Standard Development Requirements of this Permit: <br /> <br />Project Conformance <br />1. Substantial Conformity - All improvements shall substantially conform to the project plans <br />prepared by WRNS Studio, Lowney Architecture, and Dorman Associates, dated October 12, 2020, <br />and related information submitted by the Applicant, on file with the Community Development <br />Department. [COA][PLANNING] <br />2. Project Details - Prior to the issuance of a building permit, return to the Architectural Advisory <br />Committee to finalize the project details on Parcels A and D, including windows treatments, corner <br />treatments, horizontal relief in facades, transitions between materials, and how the residential <br />buildings can execute on the design. The applicant shall also provide a physical colors and materials <br />board for the file and work with staff to finalize the design details for Parcel F, including the pop- <br />out color and rooftop terrace. [COA][PLANNING] <br />3. Approval Letter & Conditions in Building Permit Plans - This Notice of Official Action, with the <br />accompanying conditions of approval, shall be printed on the first page of the building permit plans. <br />[COA][PLANNING] <br />4. Affordable Housing – A portion of the affordable units in Parcels A, D, and F are required to fulfill <br />the affordable housing requirement for the commercial development on Parcels B, C, and E. A <br />portion of the affordable units in Parcels A and D are required to fulfill the affordable housing <br />requirement for the residential development on Parcels A and D.
