The site would provide multiple <br />parking spaces in front of the trail for accessibility. The overall on-site and <br />off-site improvements to sidewalks, crosswalks, and trails would provide <br />improved public accessibility to existing pedestrian and bicycle networks. <br /> <br />b. Provide docks and/or develop pedestrian/bicycle networks to connect <br />the project to existing marina(s) when possible. <br />There are no docks located in the direct vicinity of the project site area, but <br />the project would develop publicly accessible pedestrian and bicycle <br />connections to existing networks as described immediately above. <br /> <br />c. Provide Quasi-Public or Public usable open space amounting to at <br />least ten (10) percent of the project area adjacent to the water's edge. <br />Useable open space shall include enhancements to support its use, <br />such as benches, trails, and landscaping. Signage and appropriate <br />public access to the usable open space shall be provided to clearly <br />indicate that the space is available for public use. <br />The Project would provide 10 percent of the project area (20,045 sq. ft.) to <br />be public open space. Although the property is not directly located on a <br />water’s edge, the site is adjacent to the Belmont Creek trail and creates <br />connections to the Redwood Shores Lagoon. The Project would include a <br />mid-block crossing to the Redwood Shores Lagoon and off-site <br />improvements to the Belmont Creek trail including trail regrading, new <br />landscaping, benches, a trellis, a drinking fountain, and wayfinding signage. <br />There would be three shared surface parking spaces leading directly to the <br />trail that would be publicly accessible. <br /> <br />d. A public access easement shall be recorded against the property that <br />ensures public access to the portion of the project which qualify it <br />for the FAR Bonus. <br />The applicant would be conditioned to record a public easement along the <br />frontage of the property along Twin Dolphin Drive and adjacent to the <br />Belmont trail. The area would include landscaping areas, open space, and <br />a plaza area. <br /> <br /> Section 7. Approval Subject to Conditions: The Planned Development Permit, <br />Tentative Map, and Architectural Permit and Floor Area Ratio Bonus are hereby approved <br />based on the Planning Commission consideration and reliance on the CEQA Memorandum <br />and in accordance with the attached and referenced plans, details and descriptions <br />contained therein, attached hereto and incorporated herein by reference, and subject to the <br />Conditions of Approval as provided in Exhibit A attached to this resolution. <br /> <br />Section 8.
