In addition, a Knox exterior rated padlock will be installed on the gate between the two properties. Recessed key boxes shall be installed at all buildings five to six feet above finished grade CFC 506. In addition, an exterior rated Knox padlock is required at the gate between the two properties at the end of the fire access lane on the South end of the property. 51. A Fire Apparatus Turn Around - is required at the end of Charter Street. There is an indication on the plans of where a fire apparatus turnaround will be located at the end of Charter Street but the required dimensions and signage are not indicated on the plans dated March 12, 2021.The turnaround shall meet the City of Redwood City engineering standards and specifications in section D103.4 of the California Fire Code. The proposed 120 foot fire apparatus turnaround is an acceptable alternative with appropriate “fire lane no parking” signs and red painted curbs. 52. Fire apparatus access roads shall be designed and maintained to support the imposed loads of fire apparatus and shall be surfaced so as to provide all weather driving capabilities 503.2.3. The design criteria shall be 75,000 pounds. The surface shall only be concrete or AC. No pavers or grass block type surfaces are acceptable. 53. Aerial Fire Apparatus Access- or access to structures on-site, which exceed 30 feet in height, the minimum width of the required aerial fire apparatus access lanes shall comply with California Fire Code Section D105.2 and provide a minimum of 26 foot width. At least one of the required aerial fire apparatus access lanes meeting this condition shall be located within a minimum of 15 feet and a maximum of 30 feet from each building, and shall be positioned parallel to the entire long axis side of the building as per 2019 CFC D105.3. The design of the buildings will not allow adequate aerial apparatus access to all of the buildings, therefore mitigation in the form of automatic wet standpipes are an acceptable alternative. Fire apparatus access roads shall extend to within 150 feet of all portions of the facilities and all portions of the exterior walls of the first story of the buildings as measured by an approved hose pull route around the exterior of the buildings CFC 503.1.1. Automatic wet standpipe connections may be considered as mitigation for deficient 150 foot hose pull access. The plans indicate automatic wet standpipes shall be incorporated into the design. 54. Automatic Stand Pipes- require the installation of a fire pump. If an electric fire pump is utilized, a secondary alternative source of power is required as per section 913.2.3 of the 2019 California Fire Code. An acceptable alternative is a diesel fire pump with adequate fuel storage. There is no indication on the plan set where the fire pump or back-up generator will be located. 55. Fire Hydrants- There is an indication on the plans that this project will block an existing fire hydrant located at the property line on the south side of the building. As this fire hydrant is required to be accessible by vehicular fire apparatus, the fire hydrant will need to be re-located to the fire access lanes. The plans indicate an additional fire hydrant will be installed at the end of the fire access lane in the proximity of the gate between this property and the Target property to the South. The number of required fire hydrants and the spacing between them shall be based on Appendix C of the CFC. 56. Emergency Escape and Rescue Openings- All sleeping rooms must all be provided with emergency escape and rescue openings in accordance with CBC 1030. Confirm the design of the project includes compliant openings and those openings have ladder access for use by the fire department in an emergency. Show the point of ladder access on the fire department access plans. Ladder access from the top of the podium level by ground ladders to the rescue and escape windows is not an option. The proposed design of the buildings does not provide adequate ladder access to the required rescue and escape windows. One option would be to build the buildings utilizing a more fire resistive construction type that could eliminate the
