The Planning Commission hereby makes the following findings
outlined in Section 40.10 of the Municipal Code:

A. The wireless facilities would be
screened by FRP, would be set back at least 10’ from the roof line, and would not
impact any existing architectural features that are desirable. Further, the project
conforms to all historic preservation standards and guidelines in the Downtown
Precise Plan.

B. In the case of any property located within a historic district, the
proposed construction, removal, rehabilitation, alteration, remodeling,
excavation or exterior alteration conforms to the prescriptive standards as
adopted by the Commission, and does not adversely affect the character of
the district

The subject property is not located within a historic district.

C. In the case of construction of a new improvement, building, or
structure upon a historic site, the exterior of such improvements will not
adversely affect and will be compatible with the external appearance of
existing designated improvements, buildings, and structures on said site

The historic building is not located on a historic site.

Section 2. The Planning Commission makes the following Architectural Permit
Findings (Article 45.4 of the Zoning Code).

A. The existence of sufficient variety in the design of the structure and
grounds to avoid monotony in the external appearance;

B. The size and design of the structure shall be considered for the
purpose of determining that the structure is in proportion to its building
site and that it has a balance and unity among its external features so as to
present a harmonious appearance;
