ATTY/RESO.0073/PC RESO 239 VERA AVE
REV: 09-24-2021 VR

a. This requirement is satisfied with hose pull access routes around the
building from the adjacent street and the fire access lane.

5. Dean end fire apparatus roads in excess of 150 feet shall be provided with an
approved fire apparatus turnaround. Examples of approved fire apparatus turnarounds are
available in Appendix D of the 2019 CFC.

a. The plans indicate a fire apparatus access road is proposed to be 150 feet
long. If the access road exceeds 150 feet long, a fire apparatus turnaround will
be required at the end.

6. Available Water Supply to Project Site - Provide current fire flow information from
the water purveyor to indicate the maximum available water flow in gallons per minute (GPM) at
a minimum of 20 pounds per square inch (psi) residual pressure from the available fire hydrants.
This information must be current and dated within a year.

a. Fire flow modeling by the City projected fire flow at 2600 GPM at 20Psi
residual pressure.

b. Final approval will be subject to actual field fire flow testing.

7. Provide the required fire flow from Appendix B of the CFC based on the square
footage and construction type for the project.

a. Based on the project description of 13,802 square feet of Type-VB
construction, the required fire flow for this project is 1625 GPM at 20 Psi residual
pressure after allowing for a 50% reduction in required fire flow for automatic
fire sprinklers.

b. If the actual fire flow meets or exceeds the projected fire flow, this
condition will be satisfied with the existing fire hydrant located at the intersection
of Vera Ave and Vera Court.

8. Based on the required fire flow for this project, the number of fire hydrants and
the required distance between them and to the property lines will be determined utilizing
Appendix C of the CFC.

a. Based on the requirement of 1625 GPM, the required number of fire hydrants for this project is one within 250 feet.

b. The existing fire hydrant located at Vera Ave and Vera Court satisfies this
requirement.

9. Automatic Fire Sprinkler – The building and garage areas are required to be
equipped throughout with an automatic fire sprinkler system meeting all of the requirements in
NFPA Standard 13R CFC 903.3.1.2. Provide plans and hydraulic calculations for the design of
the system.

a. The plans reflect this requirement.
