The existence of sufficient variety in the design of the structure and <br />grounds to avoid monotony in the external appearance; <br /> <br />The proposed structure utilizes a variety of methods to avoid monotony in the <br />elevations. The design includes recesses and stepbacks to provide articulation <br />and break up the first and second story massing. In addition, the design includes <br />architectural features to retain the architectural integrity of the historic structure <br />such as matching roof-slopes utilizing the same wood siding. <br /> <br />B. The size and design of the structure shall be considered for the purpose of <br />determining that the structure is in proportion to its building site and that it <br />has a balance and unity among its external features so as to present a <br />harmonious appearance; <br /> <br />The proposed addition and existing development meet all applicable <br />development standards that address massing, including setbacks, height, and lot <br />coverage. The project is designed to be proportional to the site by providing <br />adequate building articulation breaking up the addition with varying roof heights <br />and gables. The project is designed to be harmonious and compatible with the <br />matching existing colors and materials. <br /> <br />C. The extent to which the structure conforms to the general character of other <br />structures in the vicinity insofar as the character can be ascertained and is <br />found to be architecturally desirable; <br /> <br />The proposed addition is consistent with the size and scale of the neighborhood, <br />which consists of mainly one-and two-story structures. The historic character of <br />the property will be retained and preserved, especially with respect to the <br />streetscape and neighborhood compatibility. The additions, as proposed, are <br />mostly situated towards the rear and along the side of the property, except the <br />renovation of the Juliet balcony, creating minimal visual impact from the <br />streetscape frontage. By retaining and matching the architectural style and <br />exterior materials, the proposed additions would not detract from the existing <br />home, thus retaining the historical integrity of the structure. Specifically, the <br />existing exterior materials of wood paneling would be incorporated throughout the <br />new addition and the design incorporates matching roof-slopes utilizing the same <br />asphalt composition shingle roofing material. The new construction is <br />differentiated from the existing historic portion of the structure by the inclusion of <br />modern fiberglass windows without ornamentation to distinguish from the historic <br />wooden windows with decorative floral pattern boards on other portions of the <br />structure and would be consistent with the Secretary of the Interior’s standards. <br /> <br />D. The extent to which excessive ornamentation is to be used and the extent <br />to which temporary and second-hand materials, or materials which are <br />imitative of other materials, are to be used; <br /> <br />The structure does not include excessive ornamentation, in that the materials and <br />detailing are consistent with the existing house, protecting and enhancing the <br />integrity of the historic resource. Most of the proposed additions are sited towards <br />the rear and side of the property, except for the Juliet balcony renovation,
