The Planning Commission is able to make the required findings as outlined <br />in the Permit Approval Criteria for historic preservation in the Municipal Code Section <br />40.10 and approves the permit subject to the Conditions of Approval attached hereto as <br />Exhibit A. Specifically the Planning Commission finds that: <br /> <br />A. In the case of any property designated a historic landmark, the <br />proposed work would not detrimentally alter, destroy or adversely <br />affect any exterior architectural feature; or <br /> <br />Not applicable, the property is not a historic landmark. <br /> <br />B. In the case of any property located within a historic district, the <br />proposed construction, removal, rehabilitation alteration, remodeling, <br />excavation or exterior alteration conforms to the prescriptive <br />standards as adopted by the Commission, and does not adversely <br />affect the character of the district; or <br /> <br />The Secretary of Interior Standards (SOIS) are prescriptive standards, <br />adopted by the Commission. The historic report evaluated the proposed <br />improvements under the Rehabilitation designation of the SOIS. The report <br />concluded that the improvements are compatible with original design, and <br />the general character of the surrounding historic district and that they <br />conform to the required standards. <br /> <br />The project does not adversely affect the character of the district because <br />the proposed improvements are located in the rear, compatible with the <br />existing home, and will not impact the front façade. Additionally, the historic <br />report does not identify the property as an eligible historic resource and <br />does not significantly impact the character of the residence or surrounding <br />district. <br /> <br />C. In the case of construction of a new improvement, building, or <br />structure upon a historic site, the exterior of such improvements will <br />not adversely affect and will be compatible with the external <br />appearance of existing designated improvements, buildings, and <br />structures on said site. <br /> <br />Not applicable, the property is not a historic site. <br /> <br />4.
