Exterior Colors and Materials – The applicant shall provide a mockup of the proposed materials and colors for Planning review and approval prior to approval of the first building permit for the office. Mitigation Measures - Applicant shall comply with and implement all mitigation measures identified in the Final Environmental Impact Report and Mitigation Monitoring and Reporting Program (MMRP). Measures shall be completed in accordance with the approved MMRP. The applicant shall provide written documentation of compliance with all required mitigation measures prior to issuance of final certificate of occupancy. [COA][PLANNING] Fees The following fees must be paid in full prior to issuance of the building permit unless otherwise described below. 6. Transportation Impact Fee – Applicant shall pay a Traffic Impact Fee for the net new trips resulting from the proposed project at the rate in effect at building permit issuance. Inflow and Infiltration Fee – The applicant shall reduce (I/I) to offset increased sewer demand from the project by replacing aged sewer mains to the satisfaction of City or paying an equivalent in-lieu fee. 8. Affordable Housing Impact Fee – Prior to the issuance of the first building permit, the applicant shall pay an Affordable Housing Impact Fee for the net new nonresidential square footage from the proposed project at the rate in effect at building permit issuance and currently estimated at $18,000,727. Should the applicant enter into an Area Standard Wage Participation Agreement, the applicant is entitled to a twenty-five percent (25%) fee reduction. [SDR] [HOUSING] 9. Water and Sewer Fees – Applicant shall pay applicable water, recycled water, and wastewater-related fees as outlined on the City’s website at the rate in effect at building permit issuance. Notice of Fees Protest – The applicant may protest any fees, dedications, reservations, or other exactions imposed by the City as part of the approval or as a condition of approval of this development.
