That the use and its associated structures and facilities will not <br />be detrimental to the public health, safety or welfare of the people and <br />property of Redwood City. <br /> The proposed fitness club and cafe are consistent with the zoning district, and would not be detrimental to public health, safety, or welfare. The uses and associated improvements would provide bicycle and pedestrian improvements, which would increase safety. Adequate parking, including a TDM plan, is provided to support the uses and would meet current building and fire safety codes. <br /> iv. That the use and facilities will not adversely affect or conflict <br />with adjacent uses or impede the normal development of surrounding <br />property. <br /> <br />The proposed fitness club and cafe are consistent existing and proposed <br />surrounding uses, which include a mix of industrial, residential, and <br />commercial uses. The General Plan allows for a creative mix of uses within <br />these transitional areas. Proposed parking and circulation will not conflict <br />with adjoining businesses. No permanent noise or odor impacts are <br />expected. <br /> <br />v. That adequate public and private facilities such as utilities, <br />landscaping, parking spaces and traffic circulation measures are or will be <br />provided for the proposed use. <br /> <br />The proposed fitness club and cafe meet all zoning requirements for <br />landscaping, utilities, parking and traffic circulation. <br /> vi. Other findings required to be made in specific zoning districts <br />as set forth in the Zoning Ordinance. <br /> <br />Not applicable. <br /> <br />b. The Planning Commission approves the Use Permit (Zoning <br />Ordinance Section 42.4) for the fitness center and café subject to the Conditions <br />of Approval attached hereto as Exhibit A. <br /> <br />4. Vesting Tentative Parcel Map. <br /> <br />a. Findings. The Planning Commission finds that: <br /> <br />i. The map, design, or improvements of the proposed subdivision <br />are consistent with the general or specific plans, the zoning ordinance, or <br />subdivision improvement requirements.
