ATTY/ORD.0010/CC ORD AMENDING MUNI CODE CH.18, 27A, 30 – EXHIBIT C <br />REV: 09-17-24 VR <br />Page 12 of 65 <br />(3) The land consists of a parcel, or parcels of land having approved access to a public <br />street or highway, which comprises part of a tract of land zoned for industrial or <br />commercial development, and which has the approval of the City as to street <br />alignments and widths. <br />(4) Each parcel created by the subdivision has a gross area of not less than 40 acres or <br />is not less than a quarter of a quarter section. <br />(5) The land being subdivided is solely for the creation of an environmental subdivision <br />pursuant to Government Code Section 66418.2. <br />Sec. 30.16. – MINOR SUBDIVISIONS (4 OR FEWER PARCELS): <br />A tentative parcel map and a parcel map are required for all divisions of land into four or <br />fewer parcels, except that a tentative parcel map and parcel map are not required for the <br />following: <br />A. Right-of-way subdivisions. Subdivisions of a portion of the operating right-of-way of a <br />railroad corporation, defined by Public Utilities Code Section 230, that are created by short- <br />term leases terminable by either party on not more than 30 days’ notice in writing. <br />B. Conveyances. Land conveyed to or from a governmental agency, public entity or public <br />utility, or for land conveyed to a subsidiary of a public utility for conveyance to the public <br />utility for rights-of-way, unless a showing is made in individual cases, upon substantial <br />evidence, that public policy necessitates a parcel map. Land conveyed to or from a <br />governmental agency includes a fee interest, a leasehold interest, an easement, or a <br />license. <br />C. Lot line adjustments. Lot line adjustments that meet the requirements of this Chapter. <br />Sec. 30.17. – MAP WAIVERS: <br />The City may waive the requirement for a tentative parcel map and a parcel map in <br />accordance with Government Code Section 66428. The City shall waive the requirement for <br />subdivision maps for conversion of a mobile home park to resident ownership in accordance <br />with Government Code Section 66428.1. <br />
