A lot line adjustment approval shall be valid for one year from the date of <br />approval. If the adjusted lots are not recorded within that one-year period, the approval shall <br />expire. <br />Article X – Condominiums <br />Sec. 30.55. – PURPOSE: <br />The purpose of this Article is to regulate the development of condominiums, including both <br />newly constructed condominium projects and conversions of existing units/commercial <br />space into condominiums. <br />Sec. 30.56. – DEFINITIONS: <br />ASSOCIATION: Association means the organization of persons who own a condominium <br />unit or right of exclusive occupancy in a community apartment. <br />COMMON AREA: Common area is an entire project excepting all units therein. <br />COMMUNITY APARTMENT: Community apartment is an estate in real property consisting of <br />an undivided interest in common in a parcel of real property and the improvements therein <br />coupled with the right of exclusive occupancy for residential purposes of an apartment <br />located thereon. <br />COMMUNITY APARTMENT PROJECT: Community apartment project as defined in Civil Code <br />Section 4105 is a development in which an undivided interest in land is coupled with the <br />right of exclusive occupancy of any apartment located thereon. <br />CONDOMINIUM: Condominium is an estate in real property consisting of an undivided <br />interest in common in a portion of a parcel of real property together with a separate interest <br />in space in a residential, industrial, or commercial building on such real property, such as <br />an apartment, office or store. A condominium may include in addition a separate interest in <br />other portions of such real property. Such estate may, with respect to the duration of its <br />enjoyment be either: <br />A. An estate of inheritance or perpetual estate, <br />B. An estate for life, or <br />C. An estate for years, such as a leasehold or subleasehold. <br />CONDOMINIUM PERMIT: That permit issued by the City to a developer authorizing and <br />approving a project.
