Concrete mix designs shall <br />conform to California Department of Transportation (Caltrans) Memo to <br />Designers 10-5 January 2002 Protection Reinforcement Against Corrosion Due <br />to Chlorides, Acids, and Sulfates. [COA][MMRP] <br />m. Erosion Control Plan (formerly FEIR Mitigation 16-3, SEIR Mitigation GEO- <br />2): The City shall require applicants for future development projects in the <br />amended DTPP area involving a grading area of 10,000 or more square feet to <br />prepare erosion control plans subject to City approval and consistent with the <br />required project Stormwater Pollution Prevention Plans (SWPPPs) as well as <br />Best Management Practices (BMPs) specified by the Redwood City Stormwater <br />Management and Discharge Control Program (Municipal Code Chapter 27A). <br />The plans and BMPs shall be implemented during construction. <br />Erosion during all phases of construction shall be controlled through the use of <br />erosion and soil transport control facilities. These shall include the use of catch <br />basins and filter fabrics, and the direction of stormwater runoff away from <br />disturbed areas. The plans shall also provide for long-term stabilization and <br />maintenance of remaining exposed soils after construction is completed. Areas <br />disturbed by construction shall be either covered with impervious surfaces (e.g., <br />buildings and pavement) or fully stabilized with landscaping and/or native <br />vegetation. All revegetated areas shall be irrigated and maintained as necessary <br />to ensure the long-term survival of the vegetation. [COA][MMRP] <br />80. Notice of Right to Operations – Provide a “Notice of Right to Downtown <br />Operations” to all tenants prior to execution of any lease per DTPP Section 2.2.5. <br />[SDR][PLANNING] <br />81. Window Visibility – Ground floor windows for non-residential uses shall provide an <br />unobstructed view into the building of at least 20 feet. [SDR][PLANNING] <br />82. Signs – Future signs require a separate sign permit and shall conform to the <br />requirements of the Downtown Precise Plan and Chapter 3 of the Municipal Code. <br />[SDR][PLANNING] <br />General Requirements <br />83. Exterior Materials – The exterior materials, colors, textures, trim elements, <br />windows and roof pitch of the project shall be consistent throughout and substantially <br />conform to the colors and materials board, date received June 15, 2023, on file with <br />Planning Services. [COA][PLANNING] <br />84. Modifications - Modifications to the approved plans require Planning review and <br />approval prior to building permit issuance. Minor project modifications consistent <br />with the project approval and changes required to meet building, fire, and safety <br />codes at time of building permit plan check may be allowed, at the City’s discretion. <br />Substantial modification of approved plans, as determined by the Zoning <br />Administrator, may be subject to an amendment or a new Permit.
