DRAFT EXHIBIT A: CITY OF REDWOOD CITY CONDITIONS OF APPROVAL Stanford in Redwood City Phase 2 Block C (505 Broadway): PC2020-001, TM2020-004 Planned Community Permit and Tentative Map The following Conditions of Approval [COA], Standard Development Requirements [SDR] or Development Agreement [DA] requirements apply to this project. For purposes of these Conditions of Approval, the Development Agreement shall mean that certain Development Agreement by and between the City of Redwood City and the Board of Trustees of the Leland Stanford Junior University, dated December 3, 2013. The COAs are specific conditions applicable to the proposed project. The SDRs are items which are codified or adopted by resolution and have been included for ease of reference, they may not be appealed or changed. The SDRs and COAs are not intended as a comprehensive list. These requirements and conditions are grouped under specific headings that relate to the subject matter and the responsible division is described in brackets, i.e. [PLANNING]. The applicant is responsible for the fulfillment of all conditions and standard development requirements, unless specifically stated otherwise. In addition to complying with all applicable City, County, State and Federal Statutes, Codes, Ordinances, Resolutions and Regulations, Permittee expressly accepts and agrees to comply with the following Conditions of Approval and Standard Development Requirements of this Permit: Project Conformance 1.Substantial Conformity - All improvements shall substantially conform to the project plans prepared for Block C by ZGF, BKF, and OCB dated November 15, 2019 (original and supplemental through October 13, 2023), and related information submitted by the Applicant, on file with the Community Development Department. [COA][PLANNING] 2.Approval Letter & Conditions in Building Permit Plans - This Notice of Official Action, with the accompanying conditions of approval, shall be printed on the first page of the building permit plans. [COA][PLANNING] 3.Mitigation Measures - Provide written documentation of compliance with all required mitigation measures (Exhibit A) prior to issuance of the grading permit, building permit or final certificate of occupancy, as required in the adopted Mitigation and Monitoring Report Program. [COA][PLANNING] Development Agreement Payments and Fees 4.Development Agreement Payments – Make payments required by the Development Agreement, including but not limited to the Bus Shelter Improvements Contribution, the Community Sustainability Fund Contribution, the Neighborhood Street Enhancement Program Contribution, and the Water Tank Improvements Contribution.
