Adverse parking impacts on adjacent properties will not result; and <br /> <br />The surrounding area is largely industrial with most businesses closing by 6:00PM. <br />Peak hours for the rock climbing gym are 6pm-7pm and do not coincide with <br />operating hours of neighboring uses. As such, the Planning Commission finds that <br />the site features adequate parking for the proposed use and will not result in adverse <br />impacts on adjacent properties. <br />C. Parking is provided for any additional floor area or other expansion in <br />compliance with this article. <br />The proposed use will not increase floor area or reduce the number of existing <br />parking spaces. <br /> <br />ARCHITECTURAL PERMIT FINDINGS. The proposed Architectural Permit meets all of the <br />following findings as required by Zoning Code section 45.4. Specifically, the Planning Commission <br />finds that: <br /> <br />A. The existence of sufficient variety in the design of the structure and grounds to <br />avoid monotony in the external appearance; <br /> <br />The general character of the area around the project site features low to moderate <br />scale, light industrial buildings that are mostly rectangular in shape; the existing <br />commercial building is in character with its surroundings. The proposed Project is a <br />modification to the existing building with the modifications being a 20 ft. vertical <br />addition in an area of approximately 100 ft. x 80 ft. at the northwest corner of the <br />building and the addition of 91 skylights in the roof. The Planning Commission finds <br />that the massing of the proposed vertical addition responds well to the industrial <br />character of the building and the surrounding context while the cladding material, a <br />minimal, semi-translucent, corrugated Fiberglass Reinforced Plastic (FRP) siding, <br />differentiates the addition from the primary building massing and minimizes its visual <br />impact. <br /> <br />B. The size and design of the structure shall be considered for the purpose of <br />determining that the structure is in proportion to its building site and that it has <br />a balance and unity among its external features so as to present a harmonious <br />appearance; <br /> <br />The proposed modification to the existing commercial building consists of a vertical <br />addition clad in a minimal, semi-translucent, corrugated Fiberglass Reinforced Plastic <br />(FRP) siding material that increases the height in an area of approximately 100 ft. x <br />80 ft. at the northwest corner of the building; additionally, 91 skylights are proposed. <br />No other exterior modifications are proposed and there will be negligible impacts to <br />the larger site area (e.g., addition of motorcycle and bike parking). As such, the Project <br />will not disrupt the balance and unity among the external features.
